Trestle Bridge Ranch (open investment)

Trestle Bridge Ranch is an opportunity to own an undivided interest in a Texas Hill Country ranch in an area that is beautiful in scope and appreciating nicely in value. The ranch provides undivided ownership interest with nine (9) limited partner owners. Each owner will own an undivided interest in the property, and can build a dwelling within their designated building envelope. Each owner can choose to be engaged in ‘ranching on the property’ as actively or as lightly as desired. The ranch will be managed by the General Partner and ranch manager as guided by the limited partner owners. Trestle Bridge Ranch

The ranch is 502 m/l acres in size with a small cabin (nice / rustic) and 4000’ of Colorado River frontage located 12 miles east of San Saba, Texas in the Hill Country. This ranch is 101 miles from West Austin when traveling through Llano on HY71 or 96 miles from West Austin when traveling north on HY183 to Lometa and then west on HY190.

This ranch is called the Trestle Bridge Ranch. The train track that runs from Voca to Goldswaith dissects this ranch. At first thought, I was very negative on this. After seeing the trestle and bridge over the river, I really warmed to this ranch. The trestle and bridge create a unique back-drop across this property. I can see a postcard with the words ‘Welcome to Trestle Bridge Ranch’. It is really a historic site with wonderful stories of the area, the ranch, the old grain mill and the river. This is a show-place with character.

The ranch has six very nice lakes. Two are of 2+ acres in size with water depths of 10+ feet stocked with bass and perch; all six are really nice, so this ranch is very well ‘watered’. The ranch has great diversity with the river frontage and large pecan trees lining the bank, the trestle bridge, elevation changes and awesome wildlife habitat. Areas of the ranch have been opened to create three distinct fields (two mature fields of coastal Bermuda and one field of improved grasses in the area of the two largest lakes).

The entrance to this ranch is very nice with a beautiful red rock design and metal gate. The cabin and guest cabin are unique having been restored from the old fishing camp that nestled itself at the river bank edge. The main cabin is completed and could set the theme for the other dwelling buildings if the partners desired to carry a truly rustic fishing camp like theme into the cabin designs. The quest cabin needs to be completed on the inside to the same motif as the main cabin. The building envelopes could be arranged along the river bank to provide everyone with the same ‘walk down to the water’ setting. Or the building envelopes could be on the higher elevations with views.
